00 Annual Salary* *Supervisor: Marina Square Property Manager* *Extended Stay Property Manager Full Job Description: *Our Luxury Multifamily Marina Square Apartments is looking for an experienced dynamic individual to join our team, you will be responsible for 75 Extended Stay units at this location in Downtown Bremerton, WA.
Oversees, directs, and manages property operations of a specific number of extended stay units located within an Apartment Community to assure optimum performance and continual improvement in Key Performance Indicators (Average Length of Stay, Revenue per available room (RevPAR), Customer Satisfaction, Average daily rate (ADR)), Coordinates with Marina Square Property Manager, to direct and manage the Extended Stay staff and everyday extended stay operations to achieve profitability, guest satisfaction and efficiency while maintaining standards set by the company assuring 100% guest satisfaction.
ESSENTIAL JOB DUTIES: * Ensure that staffing is met to prepare all vacant units to market ready condition as needed * Ensures that all guest related issues are resolved in a manner consistent with the company’s goals and objectives * Respond to resident requests, demonstrating and promoting 100% commitment to providing the best possible experience for our guests, resolving guest issues in a timely manner * Responsible for maximizing revenues to meet and exceed budgeted.
Manage budgets/expenses, analyze, and interpret financial information and monitor sales and profits * Manage labor standards and level expenses to achieve maximum flow-through to the bottom-line profit * Monitors collection of in-house guest balances, direct bill receivables and issuance of refund checks * Coordinates and monitors monthly inventory of supplies and equipment, ensuring purchases made are within budget and by approved vendors * Works with the sister property, Marina Square Property Manager, Director of Property Management and Operations Manager to manage all sales activities of the property and meet revenue objectives.
Activities include setting goals, completing competitive surveys, taking reservations, and compiling reports * Ensures quality lead generation quotas are achieved.
Identify and seek out potential business in local markets.
Maintains relationships with local companies, Naval and government entities, and key people to increase the company’s visibility within the local market * Communicates all policies and procedures to the Extended Stay staff, conducts regular meetings to provide various information including company communications, policy reviews, local property activities, goals, etc * Actively involved with staff to foster continuous improvement, needed guidance, encouragement and corrective action when needed * Consistently maintains a professional, courteous attitude when dealing with residents, coworker, and public, on and off the property to positively promote the property and the management company * Inspect facilities regularly and enforce strict compliance with health and safety standards KNOWLEDGE AND SKILLS: * Adheres to federal, state, and local laws and regulations regarding fair housing guidelines, and employment related laws and regulations * Performs duties in all aspects of extended stay operations whenever needed, write, and correspond with outside businesses * Ability to utilize the property management system technology, requires the ability to work through all reporting perform audits as needed * Ability to organize multiple priorities to ensure that daily operations are performed at peak efficiency * Actively reviews and monitors the social media websites to ensure timely and appropriate responses to postings, reviews, and comments.
