I designed and ordered a 14x28' Barn Gable Roof to be built by Heritage Portable Buildings in Sequim.
My plans changed and it was never lived in.
It feels far larger than most tiny homes.
It is 14' wide x 28' long with a 10x14' loft (low clearance).
That's almost 500 sq.
ft floor space.
Double pane windows and a skylight, plus chandelier on dimmer.
Wired it myself with a new 50A 240V panel containing 6 breakers (GFI + Arc Fault) which connects to a single plug on the outside wall like an RV.
A 100-ft, 6-guage cord is included.
A single water line from the street (or hose) brings in water, which goes first to a top-brand Steibel Eltron on-demand hot water heater, then to the kitchen sink and shower.
This heater features unique regulation which reduces pressure in order to maintain constant temperature.
You never go luke-warm.
There is also a brand new corner Shower with curved sliding door, Ikea kitchen sink and countertop, toilet, Energy Star Refrigerator and microwave.
Sprayed on high density roof insulation, and R21 faced insulation behind all walls, shiplap panelling, Pergo hardwood floors, EcoCorkFoam sub floor insulation, bathroom and kitchen vent fans and smoke alarm.
6" construction-grade studs and Tyvek vapor barrier.
I have receipts for all of these.
Most important of all: Cat Door! (Though no cats have ever lived there.
)
